Things To Do Right After You Move In

So you’ve moved into a new home. But before you get too comfortable and go into a flurry of unpacking all those boxes, check out this list of things to do right after moving into a new place.

1. Take photos

Photos of bare and unadorned rooms? If you’re renting, these are essential when the time comes to get your security deposit back. Photos are also important if you bought a new home, time may have passed between the inspection and when the previous owner finally moved out. A gallery of pictures taken before your furniture makes it inside will be worth a thousand words.

2. Check your belongings for breakage

If you hired movers to either pack or move your belongings, “you have a limited amount of time to report any suspected damage or missing items,” says Kevin Gallegos, vice president of Phoenix operations for Freedom Financial Network. “Review your contract to determine liability coverage if you discover a problem.”

3. Figure out when and where to leave your trash

As you unpack, you’ll be eager to get rid of the trash, so finding out from your landlord, homeowners association or neighbors when and where you can do that is key.

4. Change the locks

It’s your home now, but who else had the keys when the previous residents lived there? No one wants even the slightest question about safety lingering over a new home.

5. Register your car

Did you move from one state to another? If so, you’ll need to register your car within about 60 days. You’ll also need to get a new driver’s license, usually within 30 days of your move.

6. Break out the drop cloth

Most people don’t have the luxury of painting prior to moving in, so, if possible, paint as soon as you regain your strength from the move. With no obstructions besides neat, stackable boxes, painting is a breeze.

7. Check your credit reports

Your credit reports are usually accessed during a move, as everyone from new employers and landlords need to reference them for background checks. Besides ensuring that your address change was recorded accurately, watch for inconsistencies that might indicate you’ve been a victim of fraud.

8. Update your voting address

Whether it’s the upcoming election for president or your local school board, don’t forget to update your address so you can vote. For elections beyond that, register at least two weeks prior so you don’t miss out on swaying any important issues.

10 Common Mistakes To Avoid When You’re Moving

1. Failing to research your mover: Are your movers licensed by your state’s Department of Transportation? Have you examined their record with the Better Business Bureau? Did you check their references?

2. Spending too much money on packing materials: Boxes and newspaper are easy to come by, and often free of charge.

3. Packing heavy items in large boxes: Heaviest items should always go in the smallest possible boxes. Your back, arms, and legs will thank you later.

4. Forgetting to take measurements: Make sure to measure the clearance space and rooms in your new residence prior to moving day. The last thing you want is to arrive at your new home only to find that your furniture won’t fit.

5. Packing flammable, explosive or corrosive materials: You’ll be in violation of the law and put yourself and your movers in danger.

6. Losing your bill of lading: The bill of lading is the contract between you and your movers. It is essential to reference it if any problems arise along the way, so treat it with care.

7. Leaving outside of boxes blank: Include handling instructions, information on the box’s contents, and the room it’s destined for in your new home.

8. Taking taxes too lightly: There are specific guidelines as to which move-related items are tax-deductible and which aren’t.

9. Disrespecting your movers: Make sure to introduce yourself to everyone on your moving crew and have refreshments at the ready. Making a good impression could protect your belongings over the long haul.

10. Forgetting to change your address: Make sure your address is up to date.

Selling Your Home: Step 1

So you’ve made the decision that you want to sell your home and move. Now what? What’s the first step in the process? The first step is to make the necessary repairs and renovations.

1. Determine the age of various items that might need to be replaced.

If you’ve purchased your home in the past few years, check your home records or seller’s disclosure for the age or last repair of big items (roof, HVAC system, water heater, gutters), or dig up copies of your own maintenance records or receipts.

2. Do a walk-through of your own home

Time for you to play investigator. Look for signs of damage to your home that might drag down its value. Go room by room

3. Bring in the professionals

Once you’ve done your own walk-through, you may want to have a pro take a second look. These people can spot flaws you overlooked, because either you’re used to them or you didn’t realize they could cause trouble. You can enlist a Realtor or hire a home inspector to do an inspection (or pre-inspection) to pinpoint problems from bad wiring to outdated plumbing.

4. Decide what needs renovating

Remember, real estate is an investment! Focus on fix-its that are less susceptible to personal preferences that buyers like to know are in good shape.
